    Primary Function

    The POD Leader is responsible for a cross functional team that manages the fulfillment and closing of loans as well as the UW workflow related to loans originated through the Wholesale branch. This role is responsible for ensuring we provide great customer service, originate high quality loans and do so in the most efficient manner possible.

    Principal Duties

    • Build out the cross functional team – ensuring that all roles within the branch are filled by people that possess the appropriate skill Manage a cross functional team so as to achieve or exceed stated goals: volume targets, revenues, earnings, cost per funded loan, customer service expectations, broker performance, loan quality expectations, etc.
    • Works close with the RSMs and AEs to provide them with feedback on the quality of the submissions received from our broker customers, including any training opportunities that may exist between the AE and the broker that would improve our ability to quickly and efficiently process and fund their loans
    • Provide management with regular updates on the problems or issues that might impact the quality of the loans being funded, the turn-around time of loans from submission to funding or impact our ability to deliver superior customer service to each broker, every time we touch a loan file
    • Effectively communicates all decisions and any required conditions to the broker, Account Manager, Territory Manager and or Sales Manager
    • Monitor each AMs pipeline to ensure there is a proper balance between the talent, knowledge and skills of the AM to the size of the pipeline they are being asked to work
    • Assign service level standards (SLAs) so that each AM knows when activities must be performed and communicates those SLAs to the RSMs and Branch Manager so they know how to properly communicate expectations to their broker customers
    • Monitor the individual pipelines of each UW to ensure there is proper follow-up on all loans
    • Develop or utilize system reports to effectively monitor and manage individual underwriter productivity and report results to UW Supervisor when necessary
    • Evaluate the quality of the files upon receipt from the AMs to the Docs/Funding associates
    • Maintain and cultivate an effective working relationship with internal and external customers
    • Ensure that the appropriate quality control systems and processes are in place in the origination of loans
    • Ensure that the cross functional team have the resources, information and time to properly perform their duties
    • Ensure that there is a clear focus on providing great customer service on every transaction
    • Ensure that there is a clear succession planning process in place for this role and all leadership and key employee roles in the fulfillment side of the company
    • Report operating results to senior management
    • Review activity reports and financial statements to determine progress and status in attaining objectives and plans in accordance with current conditions
    • Participate in and/or facilitates resolutions of individual file conflicts
    • Provide feedback to the other department Team Leads and the Operations Manager, ensuring all loans in each AMs pipeline are moving efficiently through the process and into docs
    • Perform regular audits of each AMs pipeline to ensure quality standards are being met--in an effort to deliver an above average customer service experience
    • Perform regular audits of each AMs outstanding appraisal ordering and receipt to ensure there are no gaps in our follow-up to obtain appraisals on each loan file
    • Provide quality control responses in a timely manner
    • Respond to all inquiries in a timely manner as established by company SLA’s
    • Review HMDA data for accuracy on loans that the final disposition was completed by the Underwriter
    • Train each AM on the use of the LOS (Destiny) to optimize their ability to manage their assigned pipelines Monitor Secondary Marketing Outstanding Conditions Report and ensures conditions are being responded to in a timely manner
    • Routinely evaluate the processes for improvement opportunities
    • Demonstrate professionalism and integrity in all actions and behaviors
    • Set clear, challenging but attainable goals for each associate in the cross functional team
    • Act as a role model of the company’s values, acting in an ethical and professional manner in all respects
    • Encourage diversity within the organization
    • Define and embody the culture of the cross functional team
    • Carries out management responsibilities in accordance with New Penn policies and applicable state laws for team of associates including training, coaching, supervising, motivating, planning, assigning and directing work; monitoring performance and taking appropriate action when necessary
    • Performs related duties as assigned by supervisor


    Education and Experience Requirements  

    • 10 years of experience in residential mortgage lending with 5 years of direct, senior level leadership experience in a mid- to large-size residential mortgage banking business and 3 years of UW experience
    • Experience in formulating policy, and developing and implementing new strategies and procedures
    • Experience in strategic planning and execution
    • Operational knowledge of wholesale residential lending, including production and support functions

    Knowledge, Skill and Ability Requirements  

    • Strong underwriting skills as it relates to title, income , credit reports and collateral
    • Knowledge of FHA/VA regulations as well as FNMA/FHLMC and investor underwriting guidelines
    • Ability to maintain working knowledge of all New Penn loan programs to ensure loans conform with program requirements through the loan process and to able to answer questions as needed
    • Proficient at running, reading and interpreting AUS results including DU/LP and TOTAL Scorecard
    • Strong organizational skills
    • Working knowledge of government and agency requirements as well as investor underwriting guidelines
    • Working knowledge of lending compliance and regulations
    • Working knowledge of RESPA 2010, HMDA, MDIA and Appraisal Independence Requirements (AIR)Knowledge of loan regulatory guidelines
    • Skill in examining and re-engineering operations and procedures
    • Solid understanding of the economics related to the origination, sale and servicing of residential mortgage loans
    • Solid understanding of the risk elements related to the origination, sale and servicing of residential mortgage loans
    • Ability to articulate a clear vision for the long-term future of the organization
    • Ability to effectively work with others
    • Ability to identify and resolve problems in a timely manner
    • Ability to synthesize complex and diverse information
